Full Job Description

  • Salary - £24,000 Basic + target related bonus = OTE £26,000.

  • OTE - available after probation period.

  • Hours - Full Time 40hrs - 5 days over a 7 day rotation Weekend working on a rota basis.

  • Office Based - Ross on Wye.

  • Report To - Operations Manager

  • Responsibilities:

    Client Service: Assist existing and new clients over the phone, understand their needs and wants, and establish a good working relationship. Respond to all client enquiries, emails, and phone calls in a timely manner.

    Sales:
  • Maximize occupancy and economic efficiency of the storage locations, meet sales targets, and drive sales.

  • Make contact with local businesses and domestic customers, ensuring all enquiries and contacts are properly handled and the database is maintained.

  • Help achieve a high enquiry conversion, and drive to achieve the agreed targets.

  • Your sales strategy will be entirely driven by good customer service first and foremost.


  • External Sales development - ad hoc based on business need:
  • Networking: reaching out to potential partners and building relationships. These partners are typically estate agents, removals, and property developer businesses.

  • Partnership Development: establishing partnerships with these businesses. This could involve setting up referral programs, joint marketing initiatives, or other collaborative efforts.

  • Promotion: The sales person should promote the self-storage services to these partners, ensuring they understand the benefits and can effectively refer their customers or clients. Maintaining Relationships: Maintain the built relationships, providing excellent service to partners, addressing their concerns, and keeping them engaged.

  • Tracking and Analysis: The sales person should track the results of these partnerships, such as the number of referrals received, and analyse this data to improve the partnership strategy.

    Work experience - 1 Years of relevant experience., Sales Ability: This is a key requirement as the role involves selling storage units and possibly other products, e.g. parking, store-protect, add-ons.

  • Typing: Ability to type cleanly and at a good pace.

  • Microsoft Office Suite: Proficiency in Outlook, Excel, Word, PowerPoint.

  • Self-Storage Management Software: Familiarity with specific software used in the self-storage.

  • Telephone management: Demonstrate good communications skills over the phone.

  • Social Media: Ability to use social media platforms for marketing and customer engagement.

  • Data Analysis: Ability to analyse sales data and customer trends.

  • Google & Website Reviews : Response and requesting responses Pricing: Update prices on site facility management product (Space manager)

  • Availability check: Available units report, checking the database is up to date according to the facility management product (space manager)


  • Soft Skills:
  • Customer Service Skills: Ability to interact with customers effectively and handle their storage needs.

  • Trustworthiness: As you'll be dealing with customers' personal belongings, trustworthiness is crucial.

  • Attention to Detail: This is important for managing inventory, maintaining the facility, and understanding customers' needs.

  • Calm and Collected: Ability to handle stressful situations or customer complaints with grace.

  • Great Attitude: A positive attitude can help attract and retain customers.

  • Accountability: Taking responsibility for one's actions and decisions.
