We at Watkin Property Ventures are currently seeking an experienced Sales Consultant to work on our new build development in Colwyn Bay., · Taking ownership of the sales arena including all aspects of internal and external presentation

· Acts as they key point for the customer, ensuring each customer receives the highest levels of service, responsible for the customer journey from reservation through to legal completion.

· Proactively manage of all customer enquiries to achieve sales targets in line with business requirements.

· Promoting the use of specialist independent mortgage advisors and solicitors to ensure an efficient service for customers and achieving set targets.

· Maintaining professional high standards both personally and from a company perspective.

· Ensuring that all administrative work and reports are completed in line with agreed timelines.

· Have a thorough understanding of the local market including conducting market research for both new build and the second hand market.

· Demonstrate comprehensive local knowledge including schools, transport links etc.

· Undertake new home inspections with site management, introduce the customer to their new home and 'after care' of those customers at defined intervals following their move-in date.

· Building and maintaining excellent working relationships across all departments, especially that of the site team

· Ensuring the health and safety of customers and colleagues are in accordance with company procedure

· Compliant with company procedures and standards of performance.

Whilst working on this development you will be required to assist with the following duties:

· Legal Preparations - Develop comprehensive legal documentation, including sales contracts, leases, and estate charges. Establish governance for the management company.

· Specification and Sales Document Preparation - Finalise property specifications and optional extras in collaboration with Sales and Commercial Departments.

· Delivery the Showhome(s) & Sales Office - Coordinate the design and delivery of the showhome(s) along with sales office to showcase the property's features.

· Enhanced Marketing Efforts - Create a dedicated website to serve as a central hub for potential buyers. Optimise marketing signage and sales areas. Launch targeted social media campaigns and design detailed brochures for distribution.

· Reporting and Monitoring - Implement a system for weekly sales reporting to track progress effectively during the delivery phase.

· Customer Engagement and Satisfaction - Produce detailed home user guides. Enhance customer experience through customisable forms for extras.

· Regulatory and Additional Arrangements - Implement processes for gathering customer feedback post-completion to gather insights and improve future projects.

The ideal candidate must be highly professional, with drive, passion and an excellent track record for selling properties.

They should be highly personable and skilled in negotiation to ensure customer satisfaction whilst delivering on agreed sales targets., We are looking for an exceptional new build Sales Consultant, who has drive, passion and an excellent track record for selling new build properties. To be considered for this role, you must be highly professional, with the ability to work under pressure and be driven to succeed in a highly competitive market. The Sales Consultant will be actively involved with all parties from reservation through to legal completion, will ensure that properties are ready at handover and that the highest levels of customer satisfaction are delivered., · High performing and self-motivated

· Exceptional customer service skills

· Experience of sales in the new homes industry

· Excellent communication and interpersonal skills

· Proven ability to negotiate and close deals

· Strong organizational and time management skills

· IT literacy essential

· Flexible with working patterns, must be able to work weekends and Bank Holidays

The position comes with an attractive salary and full package of benefits., Salary: Competitive (£30k-£35k depending on experience) plus Commission (£500 per plot plus 20% commission on extras not given away). This development being 18 plots.

Hours (pre-sales launch): Monday to Friday - 10am to 5pm.

Hours (post-sales launch): Thursday to Monday - 10am to 5pm.

Holidays: 28 days holiday including Bank Holidays.10 days of the 28 days holiday must be taken over the Christmas period as the site will be closed. No more than 10 days holiday can be taken at any one time and no holidays can be taken over any bank holiday weekend except for Christmas and New Year.
