Full Job Description

  • You will lead a team of Building Services Assistants, ensuring the highest standards of service delivery across the whole portfolio.

  • You will provide effective leadership, fostering a culture of excellence, collaboration, and continuous improvement.

  • Support the delivery of on-site building services, ensuring our properties are well maintained, and fully complaint with all applicable regulations.

  • Ensure delivery of timely and consistently on-site building compliance management.

  • Support the Building Services Assistants to adapt their services to suit the needs of each individual property, ensuring all communal areas are clean, well presented and free of hazards at all times.

  • Ensure the team complies with all relevant procedures and that service delivery is the same high standard at all developments.

  • Ensure clear objectives, work standards, aims and goals are in place for the whole team.

  • Work in partnership with colleagues across the department to ensure service delivery is provided in accordance with the Management Agreement.

  • Robustly manage compliance with all statutory compliance and testing, promptly flagging any risks or areas of concern to the Building Services Manager.

  • Ensure consistent standards are set across the whole portfolio for all work completed by the Building Services Assistants which will include, but will not be limited to statutory compliance, cleaning, minor repairs, gardening, refuse and recycling maintenance.

  • Ensure staffing levels are adequate, and that cover is arranged for holidays and absences, without reduction in the quality of site services.

  • Ensure meter readings are taken and recorded monthly on all sites.

  • Maintain accurate and complete fire and health and safety compliance records at each property, carrying out regular spot checks to ensure complete compliance.

    Proven experience of delivering high quality building services, ideally in high-rise residential buildings.

  • A good working knowledge of Building Safety Act 2022, Fire Safety Act 2021, and all applicable legislation and regulations relating to residential buildings

  • Strong communication, influencing, and relationship-building skills.

  • Proactive approach and the ability to work in a dynamic environment.

  • High levels of energy, enthusiasm, and passion for personal and team development.

  • Membership of the Institute of Work and Facilities Management (Desirable)

  • IOSH Level 6 (Desirable)
